Summary

This eight-storey CLT (cross-laminated timber) new build was built by Peabody Housing Association to provide 115 affordable homes as part of a regeneration of a former hotel site in Elephant & Castle, London.

The project was part of a larger site regeneration scheme with other construction taking part concurrently, so speed and resource efficiency were critical to ensuring the scheme was succesfully completed on-time.

Main contractor Eurban developed innovative engineering solutions for the CLT construction, to optimise resource efficiency and reduce time on-site. Detailed 4-D BIM models (including time planning) were used to ensure the CLT frame was right first time and enabled efficient planning of trades on-site.

The resulting building exemplifies an alternative, timber construction typology, demonstrating how materials with low embodied carbon can be utilised in high-tech, engineering-led design for affordable housing at scale.
